Market Update: A Dan Cooper Perspective
GTA Real Estate Market Finds Its Balance in Early 2026
The Greater Toronto Area housing market entered 2026 with a noticeable shift in pace… creating new opportunities for buyers and sellers alike.
January recorded 3,082 home sales, down 19.3% year-over-year, while active listings increased 8.1% to 17,975 homes. The average GTA selling price adjusted to $973,289, reflecting a 6.5% annual decrease as the market continues recalibrating alongside stable lending rates.
Detached homes remain the most active segment, averaging $1,277,915, while semi-detached homes averaged $945,967 and townhomes averaged $819,543… offering accessible low-rise options for many families. Condominiums continue to drive first-time buyer activity, with an average price of $604,759 and increased inventory providing greater entry opportunities.
With new listings rising and the sales-to-new-listings ratio trending toward 33.3%, the market is moving toward greater balance… giving buyers more time and flexibility while positioning the GTA for steady and sustainable growth throughout 2026.

🏓 New 24/7 Pickleball Courts Open
With pickleball courts across Oakville often booked solid, a new facility has just opened up offering players more flexibility. Pickleball Nation opened last month at 71 Loyalist Trail, featuring six automated courts that can be reserved anytime through an app. Each court also contains cameras and a scoring system, allowing to email yourself instant replays to share with family and friends.
The facility has no on site staff, so players must book before arriving, though the cameras are monitored and emergency protocols are in place. Owner Terry Reid says demand has been strong, with games running as late as 1am and even a recent 4am match. Court time in Oakville just got a lot more flexible.
🌎 Volunteer For Earth Day Cleanup
Oakville’s annual Earth Day Cleanup returns April 18, and organizers are aiming for another strong turnout. The Oakville Centre for Peace, Ecology and Human Rights is recruiting volunteers to fan out from 9-11am across 70 or more parks, trails, ravines and lakefront sites.
Last year nearly 1,500 residents filled about 900 bags of litter. Site coordinators will supply gloves and bags, and students can earn service hours. After 35 years, this town wide effort continues brining people together to keep our community clean.

❄️ Residents Push For Better Snow Clearing
After a winter that included 47 cm of snow on Jan. 25, some Oakville residents are calling for changes to how the town handles windrows, the snow piles left at the end of driveways. A petition led by Ward 7 resident Shelina Ladha has gathered more than 600 signatures, arguing the current system creates safety and accessibility barriers.
Oakville prioritizes main roads at 2.5 cm of snow and residential streets at 7.5 cm, with homeowners responsible for clearing windrows. A paid program serves about 1,100 driveways, but town wide service would cost about $3.9 million annually and raise taxes. Ladha points to Mississauga’s new free model and says accessibility should not depend on where you live.

🎨 Students Thank Crossing Guards
Young artists across Ontario are being invited to celebrate the people who help students get to school safely. The Ontario Traffic Council has launched a province-wide art contest, with winning drawings featured on thank you cards for School Crossing Guard Appreciation Week, running June 1-5.
Children ages 4-14 can submit one original piece by March 31, created on 8.5 x 11 paper under the theme Celebrating Our School Crossing Guards. Winners will be announced April 13, with selected artwork shared across the province during appreciation week.
🏒 Tavares Named CHL Top 50
Oakville’s own John Tavares has been named one of the Top 50 players in Canadian Hockey League history as the CHL celebrates its 50th season. The honour places him alongside legends such as Sidney Crosby, Wayne Gretzky, Mario Lemieux and Connor McDavid.
Tavares starred with the Oshawa Generals and London Knights from 2005-09, earning exceptional status and piling up 433 points in 247 games. From 72 goal seasons to two World Junior gold medals, his junior career was nothing short of elite. A proud moment for Oakville hockey fans.
